I don't think you need to offend people and name-call to get your points across, especially if your intent is to inspire and educate.  This is why I appreciate Brandon and David - for not having this bravado and contemptive attitude.

@Darius Ogloza Thank you. Would you mind sharing how I would (as an inexperienced new investor) determine true home values (besides comparing against Zillow, etc.) and do you use Neighborhood Scout re: crime rates?

Thank you @Jason Rhodewalt.  If you have a recommendation of who to work with at Memphis Investments, I'd love to hear.  I've never been to Memphis, so I have no understanding of neighborhoods, etc. 

Thank you @Jason Rhodewalt.  Is it true to assume that as a turnkey, most purchases will not meet the 1% rule?  I'm still trying to understand the downsides of turnkey - assuming it's like buying from Whole Foods vs. Grocery Outlet :)
