Anyone noticing better or worse response rate when email address is added to the yellow letter content?

How about mentioning you have cash and financing, no agent commissions?

Post: Georgia Attorney to draw up Stipulated Judgment

I live in Wa state and our Atlanta is agreeing to sign a stipulated judgment instead of getting evicted and getting judgment handed down that route

(stipulated attorney is private between two parties where one agrees to owing money and judgment is recorded but there is no impact

of rental history). My Wa can draft most of it but looking for GA attorney to help customize for the DeKalb county courts which is the jurisdiction for the subject property.

anyone know of one? A real estate attorney would know esp one that practiced in landlord tenant

law

Yes i will do the prelim prequalify. Loan officer has to do the final review and provide loan docs. We want to do more than 1 per year and per attorney, using multiple llcs won't work-- see right through it. I already have promissory notes and deed of trust. Just need the MLO and anything else he/she has to provide per law.

Ring Central's local numbers can be set up as fax too. One less number for others to remember when corresponding with you. Their interface has lots of customization but can be overwhelming. Talk to their tech support if you need help configuring. They are pretty friendly. Outsourced overseas. They do try to get you to self-service as much as possible.

With Dodd-Frank in effect.... has anyone found a loan officer who will/can originate loan docs for seller-financed loan? Our go-to mortgage officer isn't allowed to; he's at a mortgage company. Willing to give me templates to use but I'm almost certain I need him to generate the entire loan packet.

I am looking for one in the Seattle area.

If you've found someone outside of WA state, would you please share how you went about finding someone and elaborating what they are preparing for you?

I haven't had much luck asking around at local REIAs.

Tim's point is excellent-- **Take action**. Tweak as you go. You can even test a portion of the lists if you are tight on budget to compare response rates.

My very first deal was a 90 or 100 mailing to distant owners (far away from their property to be pain in the neck).10% response rate on the phone. I eventually scored a sweet deal.

I took long break from mailing but started again. We are a few weeks in and I think we'll have one under contract tomorrow. This one is also a mailing to distant owners. Before getting to this though, I had to talk with lots of people who weren't motivated enough.

If you find multiple owners, take the extra time and reference all the properties you want to buy on 1 letter or postcard. If they get multiples, especially if at the same time, it appears less personal.

You never know who wants to sell.
