I prefer to do assignments when I can but am also learning the wholesale process.  I have a good list of buyers right here in KC and several that are out of state.  Michael--are you able to fund deals in their entirety: purchase, rehab, holding and closing costs everything?  

One thing that I like to offer for the virtual wholesalers coming into KC/St Joe areas is that I can be your "boots on the ground" should you need something that you just can't quite do virtually. I can do a JV if you need a lot of stuff done or I can just help for a set fee.

I think this group is a great asset for us all and I just want to help where I can.  And if we can all make a little money in the process...well, that's great too!  :)

I'm able to ferret out the deals but I need solid buyers who are interested in funding them.  Is that the direction you are headed with the investing?  If so, we should talk.

I use a company called Foreclosures Daily which also pull probate (and preprobate) each week.  When I was doing my research I found that alot of companies give you all of the probate listings...whether they have real estate or not.  With FD, they cull out the ones that do not have real estate--and they report EACH WEEK so you are getting the leads before everyone else.  Tangie Cousins is my contact there.  You should check it out and see if it makes sense for you but I highly recommend them. 

I mainly just wanted to be the liaison between the sellers and the buyers. Kind of like an assignment deal in the SFR world. Is this not possible? I may be in over my head on going the mobile home route if I have to come up with 3% of these larger deals.

Where are you on your journey? Are you using not as an investment?

Thank you that answered two questions in one that I had. I wondered if there was a resource that had specific listings for MHP. Although we are looking to sell them not buy them.

Are mobile home parks considered multi family, commercial, or other?  I am working on several multi community deals and I don't know how to go about finding buyers in the marketplace.  I tried to add a filter and narrow down a search but there doesn't seem to be an actual search bar where I might be able to type in "mobile home parks" or something like that to read any discussions here on BP...

Can anyone give me some direction on this?
