I like to join.  Unfortunately I am living in south bay which is a bit far for me.  Just wondering if there is a similar group in south bay so that we could share the common interest.

Hi, Guys, thanks for the insight. Just like what Johnson said, the house split into two 1/1 units, upper and lower. The tenant is renting upper unit with rental control. Even though the tax record shows it as SFH, it facts in as illegal in-law. If I purchased it, can I reconfigure it back to as SFH and remove the "rental control"? I'm not really intended to live there for 3 years. If noway to "decontrol" the rent control, I have to let this deal pass.

I am looking into a property in San Francisco. I was built in 1960's, no HOA, zoning is RH2 but the tax record shown as SFR. Currently there is tenant live in with rental control. My questions if I purchase this property and become the owner:

1. How can I "decontrol" this rent control?  The property require a lot of TLC, if I put enough improvement and rent it out again, can I "decontrol" this rent control?

2. If #1 above doesn't work, can I move in to become owner occupancy?  If as an owner I live in the house for a few years then I rent it out again, does the old "rental control" rule come back to this same unit?

Just wondering anybody have experience of investing in Mazatlan, Mexico.  Is it good time to take advantage of strong US $ to buy beach front properties in Mexico?

Seattle and its vicinity area are big.  Which neighborhoods that still have reasonable cash flows (not necessary the best) for investment?

Try to invest some Condo in Seattle market.  How is the return in general.  I browsed over a few downtown water front condo from the picture at Queen Anne neighborhood.  Not just see the water (yeah, which is good), but also see these trains.  What do you think these Condo along the water from Queen Anne to Downtown?

Hi, Jason, lower HOA is a relative term. I just don't like those $600 plus per month and get nothing out of it. Never been in Redondo beach. Are you specialize in that area?

I am looking for ocean view properties (good view, like sitting in the living room to see the ocean) in LA/OC vicinity.

I am living in Bay Area now and plan to live there after retire in 10 yr. I have these in minds:
1. directly ocean view
2. close to shopping.
3. SFH, Condo, TH are all ok. But lower HOA is prefered which would reduce carrying cost.
4. Will hold value or may appreciation above average in long run.
5. I plan to rent it out for 1st a few years after purchase. Qualified for vacational rental even better.
6. Budget is up to 650k loan or cash for 2 bedroom 1 bath or better.

Giving above thoughts, which location would you suggest? Any leads do you have? I open to short sale with my cash advantage. I am not afraid to wait for a good deal either.
