Also what clauses do I absolutely need in my contracts so that the seller, buyer and I are all on the same page?

I want to start putting homes under contract but I have no clue on how to do so (help). Do I need to go to a lawyer to draw up an a contract that is custom made for my preference or can I just find contracts online that will do the trick just fine?

@Brie Schmidt I know the Riea meeting are a good place to start networking with investors face to face but I wanted figure out other ways to seek out investors

I am starting out in real estate business by wholesaling homes, the one question I have is where can one get information on if there is currently investors in this market, is there a sizable volume of people buying houses in the Chicago land area to sell homes to and where are they buying?

I appreciate all the help from everyone's responses, but a lot of them are from you guys who flip houses. Now for those who wholesale are there dips in business when seasons change?

@james wise and @ sharad m I see what you guys are saying even though you have two different opinions,  but the main point I'm getting is I shouldn't stop shop just because of some climate change.

So @jameswise & @TrevorEwen what do you guys suggest i do when winter months are here, stop business till the weather gets warmer out?

Its the season of cold weather, snow, and all that other great stuff winter does I know everybody loves as much as I do haha (not really). When it comes to harsh seasons as which the winter brings, does business like whole sailing, flipping homes and renovating take a dip for some of you experienced real estate investors?

I see what you're saying @Elizabeth and that's what I want to do as well because Chicago is my home, I love it here, I was just wanted to get an idea if I was in the right place to be able to start Off part time and work my way into a full time career in real estate not to try and get rich quick but make an actual career as well as upstart my other investments as an entrepreneur. I always do my research on something I'm unfromilialr with so I do thank you for your help because I did have mix feelings about investing,  bur seeing how helpful you and everyone else on biggerpockets have been I see I am in the right place to gain some knowledge, also build up some  networking relationship become a successful real estate investor.

Thanks @Matt Lawhun and @Clifford Pala I appreciate the help I've had a lot of mixed feelings about entering the real estate market but now I'm more confident about my decision.
