Thanks for the tips guys, so what if I dont go through a short sale and just treat it like a regular whole sale?

I have recently found a great property to put under contract (excellent), the owner is very motivated in getting the property off her hands, she has a buyer in mind who wants the property(her sister)  and even agreed to lower the offer I originally gave her (sounds like an easy sale right). Well heres is when things get tricky, she already has a realtor working to sell the property (first problem), and her sister is on the title which would make it very difficult to assign her the home (second problem). I want to finally get my first Whole sale deal completed but I need some help figuring out how.

Here is my question is there anyway I can still assign the property to the sister and get this deal completed or should I just look for  another cash buyer?

I know when it comes to being a great whole sale investor you have to do your research (due diligence) on each property so im having a delima. How could I get proper information on a property that is not listed on the MLS, any real estate websites ect. ?

I finally have recieved a call back from a guy who is interested in selling his fathers estate, the only issue is the father owed 155,000 dollars in back mortgsge and I dont know how exactly to go about to make this deal happen or even if I should even consider taking this deal. the estate is worth more than what the back mortgage is owed and the average house has been sold for around 200,000 dollars. What steps should I take to make this deal happen?

well @helen Kirk I didnt ask how much equity is on the property, the properety is worht more than the mortgage he owes, andd the properties around the area average around 200,000 dollars. Any tips you may have will be much appreciated.

I have been sending out mailers for the past two weeks and I just recieved my first call back ( Yay), the guy lives out of state, wants to sell his fathers property immediately, and the house from what I have seen through my research is in great condition. The guy was sounding like the ideal canidate for a first time wholesaler, but his father has $155,000 dollars left on his mortgage, this to me sounds like a "subject to" deal which I have no experience at all in so I would love some feed back in what steps I need to take to make this deal happen or even if I should go forth with this deal?
