Does anyone know of any portfolio lenders and/or small banks that offer non-conforming investment property mortgages with 30-year terms?

All the ones i have spoken too so far only go up to 20-years and this could be a cash flow killer if held for long term.

definitely not afraid of being in for the long haul.  Have a lot of faith in who will be running the show, again...tried and true success (already has clientele lined up).  Equity did sound like the better approach and it will be a service company.

I have a meeting with the other partners in a couple weeks, should know more by then.  Sounds like the basic answer is to get the best deal I can negotiate.

With that, I’ll see what happens...

Hi all,

i am considering investing in a small startup as a silent partner (on the order of $30k-$50k).  

My question is, as a silent partner is it reasonable to expect a perpetual return as part of my involvement in the startup/beginning phase?  In other words, once i have made back my investment plus a return on investment...does a typical silent partnership end or could i continue to receive a share of company profits "perpetually"?

Obviously an arrangement like that would be ideal, but it seems once my money is made back, my usefulness as an investor would be spent and I'm having trouble seeing why the business would want to keep me as an equity partner (why would they?).  i have no interest in trying to interfere with the day to day, i just want the passive income.

i can elaborate as the comments dictate, but i wanted to keep it vague to get the conversation rolling.

Also, never invested as a silent partner so forgive me if my post isn't perfectly phrased, still trying to figure out the questions to ask here.

So I have house under contract that I plan to fix and rent out.

Has foundation issues (center of slab is the 'high point" and as you move toward the perimeter, the slab drop increases...so the edges have sunken over time...its an older house).

Sewer test failed as well, cast iron pipes...typical of this area.

Debacle:  do I fix the slab, the plumbing, both or neither at this time?

Logic tells me to fix them both since the leak will eventually exacerbate the problem...not a matter of if, but when.

If I fix only the plumbing, the slab may react and worsen possibly since I am removing the source of the moisture that caused the issue.  If I fix the slab only, I see this repeating eventually.

Fixing neither seems like a mistake.

I am not afraid to handle the job, but I would need to get the house much more discounted than what I have it under contract for to make the numbers feasible.

Thoughts?

That rate is the lowest rate that my credit union offers for their unsecured personal LOC. My wife's old credit union offer 2% less. Seems like business/commercial loc's get better rates?

Thanks for the advice.  i may just try taking the calls to start and see what happens.  Voicemail with ASAP call return will be plan B if I'm tied up at the moment.  Call center when ramped up as Ryan put it.
