Jack C. I am a new investor, but still using the 70% ARV rule...although there's not much you can find to fit under that. I have also been trying to contact you about your deals you already have under contract. I would be interested to talk to you about them, thanks!

Christopher Brainard thanks for you warm welcome and your feedback! Yes, you are absolutely correct is saying that it is rough trying to find a property at 70% ARV under $150. And even offering more than $10k over asking price isn't getting it done either. That was also my thoughts about finding a partner to join with...and someone more experienced would be a big plus! I appreciate your feedback and time!

Hello Everyone! I am still looking for my first SF property to fix and flip. I have my LLC and I am writing here today to network out to anyone who may have a property available? Someone who may be looking for a partner? Someone who may already have a property, but is running short on cash? I have $50k that has been vesting in my business account that I can invest with someone. I also have some burning questions about hard/private money. My initial thoughts were that my $50k would be enough to get a hard/private money lender to fund a deal for me? I'm primarily focusing on properties that would not exceed this amount even with a 30% requirement. I attended the Sin City REIA last night and it was another big eye opener for me, as well as a great group of individuals. I appreciate any help or info that anyone can assist me with! Thank You!
