Hello @Peter Mckernan

These tips are very helpful and will definitely use them on future listings. The house is under contract and i hope we close soon. Thanks!

Thank you all! The finishes are actually better that other listings in the area. I am selling through a realtor since I believe the commission is worth it. We decided to lower the price and hopefully that’ll create some traction.

Hello, I am selling a 4/2 and it's been listed for 23 days with about 6 showings. Feedback has not suggested property needs additional repairs/work, only that they are looking in a different area. Should I lower the price?

@Gerardo Waisbaum I would also be interested, currently a Jax resident, already in the flipping business. Thank you.

First thing I always do is cam and signs. Real time cam

@Todd Chandler Hello! I am in the middle of something similar. And I opened a new LLC, new bank account, proceeds will be distributed from the new LLC. I agree with Brian and I'd consult with your tax professional.

My struggle has been on the percentage for each partner since they are bringing 80-90% of the cash (for purchase and renovations) and I am finding the deal, putting the sweat and selling it. What is your agreement in reference to profit distribution? Thank you!
