I would start by finding out what type of zoning your property is. Go to the zoning department downtown Nashville(or look it up on the tax records) and figure that information out. Then, they will let you know where to go from there. Take it one step at a time...in my opinion you don't need to open up an LLC, become a Realtor or anything similar yet until you figure out what you can do with the property. Have a little more confidence and take some action. PM me if you have additional questions. I'm not an expert but I am building a couple downtown now so I can at least lead you in the right direction. Also, there are multiple of the Nashville "BP-ers" that have a lot of experience and are always helping people.

Hey Gerald,

I live in Riverwood, a really nice community in Hermitage and am closing on another house Monday in Donelson(Blue Hills Drive) as well. I am a real estate agent/investor with Benchmark myself, but instead of recommending myself I can give you an awesome referral. I always work with Eric Hensley at Team Wilson in Mount Juliet. I worked with him in new construction for years and then we both went into general real estate. I use him for most of my investments as well. I'll PM you his information.

Hey Gerald,

Welcome to BP! I don't have a lot knowledge on those other two markets, but I also don't know if I would throw in the towel for investing in Nashville. There is a pretty low inventory of multi-family properties, but they do come along. It's a great city and in my humble opinion(as long as the over all economy holds up) there is a lot of growth left here. Not questioning you but suggesting you analyze your previous 60 days of actions to see if you're doing EVERYTHING you can here in Nashville to find the deal.

Hey Joshua,

There are a lot of builders here in Nashville looking for lots. I would consider partnering up with them, having THEM fund the construction of the house, and do some sort of split on the profit. That way you minimize your risk on building, not have to tie up your credit/capital, get some great experience in REI and get the money back on the land as well. I have a really good contact for you if you're interested. Just an idea.

I have to throw it in for Nashville one more time...Its a great place to live/invest! I live here, sell new construction homes for work here and have purchased a couple investments here.

I know a couple people mentioned it but Murfreesboro is a great location I would strongly consider. Although I live closer to the city, I work for a new construction builder in Murfreesboro(Beazer Homes) so I know the market pretty well. There are a lot of jobs(join or check out the Chamber of Commerce) moving to the area, home values are appreciating significantly and you can find some very nice properties outside of downtown Murfreesboro for that "country feel" for < $200,000. Assuming the repairs were good quality, that is exactly what real estate investors are for! Great rehab and great profit!
