Post: Porcelain tile, LVP, or LVT in kitchen/bathroom of rental unit?

I love LVP for rentals.  Looks amazing and cleans up well between residents.   I have about 200 units and whenever possible we for sure replace carpet.  If there is ceramic tile, we don’t take that up and replace with LVP. If the ceramic tile is already there and in good shape, we keep it there between residents.

I went online and saw a few Multifamily duplex type properties in Shaker Heights for not a lot more than your budget.  You will be getting a loan.  Right?  Not a good use of all that cash in my opinion.

Just be careful.  This is a place you want to live in too.  As I said earlier, there are some scary areas that you will pay a bit less, but wouldn’t be my thing if I was living there and house hacking. 

By the way.  I love me some Lake County too (Willoughby, Mentor etc…) Nice areas to live!!  Most likely tough to find duplexes on the market there.  

I own 8 apartment complexes in Painesville and one in Mentor too.  I would feel comfortable living there.

I would look in Shaker Heights.  Very high property taxes, but really nice area to live and rent out half a duplex or something like that. There are some really sketchy areas in Cleveland for Multifamily, especially to house hack.  Be careful!!

I attend the Beers and Deals meetup second Wed of every month at 401 W. Ash on the rooftop of the hotel.  I have had partners arise from that meetup throughout the years.  It is a well established RE meetup.  Next one is March 15th at 5:30 till?  It is a great meetup and the location is a great setting.  Wear warm clothes.

The lending agent I prefer is Brian Bruening at Bellweather.  He has done 4 loans for me.

I have 10 apartment complexes.  One 57 unit in Mentor. Also, 27 unit, 24 unit, 21 unit, 20 unit, 15 unit, 12 unit, 8 unit, and a 6 unit in Painesville.  Those 9 apartment complexes are in Lake County, Jus about 30-40 minutes east of Cleveland.  I have another 24 unit in Akron.  Feel free to reach out to me to discuss these area.

It is passive if you want to lose your ***!! I protect my assets and my family and friends money like a little pit Bull.  You can trust to an extent, but you must have checks and balances and verify everything. I retired from my teaching job 2 school years ago and it is a huge duty, responsibility, and obligation to me to do so!!!
