Yes.  If they don’t want to sign a new lease at my apartment complexes and they want to go on Mtm then we charge them $100.00 more than the yearly lease fee.  

Also, offer them a new fan or something that you would replace after they leave capital expense wise, so that does not go against your NOI. Remember, every dollar you increase the NOI, it is like a 12x rule on valuation.

At the moment I am just sitting on a lot of cash waiting for the next opportunity, besides the A Class product I recently invested $100,000 in a deal in Peoria Arizona, with White Haven.  I personally believe in their business plan and I think it may be there best deal yet. They only take accredited investors and they may even already be fully subscribed.  I am only a passive LP in that deal.  The group is purchasing at 72 million and believe they can get approximately $600.00 bump in rents per unit and personally, I believe they may get more than that.  They are thinking maybe increasing the Valuation to a little over $100 Million.  I believe they should beat that!! 

You can't just tell people you will get over 30-40 IRR. Nobody would take you seriously.

Typical example with my deal I purchased Aug of 2019 at $2,000,000 is now valued at approximately 5-5.5 million after 2 years and 5 months. Our NOI to start was about $150,000 a year at purchase and now our NOI for 2021 was $300,000. Our average gross income monthly was about $25,000-$27,000 a month in 2019 at purchase, now we are consistently between $47,000 and $50,000 gross income per month. At purchase average rents were at about $600.00 a unit and now are about $825.00 a month and rising. The 2Br units new residents are paying $950.00 plus $40.00 utility fees. For our 1Br units new residents are paying $825.00 plus $30.00 water/sewer fees.
We purchased at $2,000,000 the 57 unit complex in 2019.  Fast forward today at a $300,000 NOI divided by a 6 cap (.06), the property is now valued at $5,000,000.  It is in a nice area of Mentor, Ohio that one.

I am expecting more deal flow from my minions out there looking soon.  In the meantime I am going to Refi another 21 unit soon and am managing my assets.  Plus, have invested in that A class product with White Haven as a LP.  After my research I think they will be able to raise rents approximately $800.00 a unit.  We shall see.

This is Swanny.  I just invested $100,000 in an A class apartment complex as a passive in Peoria Arizona.  I also have 9 apartment complexes that I own primarily in Lake County, Ohio.  I do have one 24 unit in Akron Ohio too.  

I find myself in the harvest period on my apartment complexes I purchased in Ohio originally between 2015 and 2019.  Refinanced a few in 2021, as the valuation of each complex.  One, a 24 unit in Painesville Ohio that we purchased in July of 2019.  That one we refinanced this past August of 2021 two years later.  We put it on a new Freddie non recourse loan, first three years interest only, 10 years fixed at 3.88%.   We only invested about $350,000 at a purchase price of $760,000.  It appraised this past August at $1,500,000 and we took back $700,000 tax free cash back and we made about $150,000 cash flow for the 2 years of ownership too.  We did the same on a 21 unit that we owned longer for 4 years and had about $200,000 cash flow and took back $600,000 cash back tax free refi at a 3.6% fixed for 10 years in March of 2021.  We only invested about $300,000 in that one about 5 years ago at an $800,000 purchase price. We also sold a 12 unit that we owned in Euclid, Ohio July of 2021 for about $700,000 and we only had about $280,000 debt left on it no only invested $125,000 into that one originally.

In the next 3-9 months I plan on refinancing another and selling another complex too to further reap the harvest.  Although, as you said, tough to find new deals that make sense.  

So,  I studied and had meetings with a syndicator in Arizona and one of the GP’s live here in San Diego too and have been following their progress along with mine.  I investigated, had meeting on Zoom, looked closely at their progression of their business model and really believe in the A class product they are acquiring now and invested $100,000 into that product.  It is a A class product that after extensive review believe that this may be their biggest most lucrative exit for investors yet.

I mention this, because as a passive in deals with horses that are proven and get pocket listing deal flow that meets their business model, I feel like I know what I am investing in, unlike crypto or stocks or other types of investments.  It is tangible and to me with the right team much safer for me.  

Don’t get me wrong I have millions of dollars that people want to invest with me in my next deal and I am beginning to here from my brokers about a few they have in their pipeline  and will be buying more as soon as I get that deal flow in the markets I have invested in and like too.

I love talking shop and just retired from my teaching job last school year and work on my RE assets full time now.  Check out BP podcast 238 to see how I started and overcame paralysis by analysis about 11 years ago, making only approximately $80,000 combined family income before taxes in a crazy high state income tax state like California!!

Hi this is Swanny.

I told my story on BiggerPockets podcast 238.  I became financially free transitioning to true Multifamily (5 units or more).

The most ever W2 income I made as a parochial school teacher and an adjunct professor at the local community college here in San Diego, combined family income was $85,000 before taxes and California has over 13% state income tax alone.

I just retired from my teaching jobs this past school year.  Teaching PE with masks during Covid was not what I signed up for!! 

Maybe watch Podcast 238 and bring your questions.  I was a guest a while ago and now am in the harvest period on my apartment complexes I 1031 exchanged for etc…. from 2015-2019. Plus a few other straight (without my 1031 exchange money) we purchased and are ready to reap the harvest on those too!!  Education, workshops etc… were key for me.  Multifamily Millions by David Lindahl was a great high level read that I studied really well and still incorporate elements of that book into my process.  I just went back to Ohio at Halloween and had a decorate your door contest and gave out prizes for the winners, building community at a 57 unit I own in Mentor ohio that we purchased for $2,000,000 in 2019 and with forced appreciation it is now valued at about $5,000,000 after only a little over 2 yrs of ownership!!
