hey @Miles Stanley!!   My name is Mike Simmons. I am the host of the just start real estate podcast.   Very cool that your listener. I appreciate it! Just wanted to weigh in here since my show was mentioned and it sounds like you identified with some of the things I said.   It is absolutely crucial not to get bogged down in the learning phase. 

When I look at your list of activities above, I can tell you without a doubt, the third item is by far the most important and where you should be spending the vast majority of your time.   Finding good deals is the name of the game in this industry. You find a really great deal, and I do not think the money will be difficult to locate. The hard part is making sure that the deal you find is actually a really good one and not one that you were just emotionally excited about and want it to be good.  

 As far as contracts and stuff, I wouldn't get overly worked up about those things either. There's plenty of free examples of contracts you can use out there to get started.

these are all sales within the past 4 to 6 months.  as far as the square-foot of the new builds, I would have to go back and check, but they were all built on lots of a very similar size as this one
