I'm looking to get into STR properties in Frisco Texas (just north of Dallas). Does anybody know of a good way to find out if an HOA allows STR in a neighborhood without calling them all? Maybe accessing a list or something?

Second question is if most HOA's don't allow it how are there so many listed on Airbnb within communities with an HOA? Are there a lot of people out there who just risk it and hope they dont

Can I 1031 exchange into a down payment on multiple long term rentals? 

For example. Selling a piece of land with 50% ownership for 1.6mm. Can I take my 800k and 1031 it into $100k down payments on let’s say 8 $400k houses that I’d use as long term rentals?
