That's a problem.  She's playing you then. Basically she's telling you do what you got to do because she knows how things are done in Florida.  The system is heavily favored for people in your situation... and they will move swiftly to resolve it for you, so I would I say initiate the process.  

Here in NYC it's different. it can play out for a long time and some people take advantage of that.

i say be the better person and have a talk with her letting her know the options you can take if she doesn't comply with your requests.  Im sure there can be a diplomatic solution to this rather than getting the sheriff involved.

thanks for the insight, very helpful.. im preparing to make the move once i finish the process to obtain the fla GC licence. already started.  i agree with you that florida is thriving and the deals are worth while. its funny you mentioned Delray... im checking out the area to make it my home base... its a nice centralized area.

My intentions are to come to Florida and do my own projects.  The cost of doing any flip in New York City is very high.. I'm noticing only investors who pool their money together are invloved in theses deals now... Not worth it.

the one advantage I have is I can do all the work myself with a few good mechanics to assist.   I would be hiring subs for certain thing to expedite the project.

I don't mind hooking up with somebody on the first project to get started. that's what I'm researching now. with the right person partnerships work out really well.

How did you get started in Florida you mind me asking?

very sound advice Steve and it makes sense... thats if your serious and want make the deal.  when your hide you hand, the 

im a contractor from bklyn ny (still here) and im thinking on starting rehabbing and flipping in south florida. its all dried up nyc. 

i cant tell you how many times people here will haggle with me on price using poor mouthing.... then they are having material shipped from Switzerland for me to install... not always from there but u get the gist.

it creates problems for me as i have to change order them rather than give them a price for everything prior. all to save a buck and make a buck...

but it ends up costing them more later. 

where would be a good place to looking for property, around 500k?.. south florida, north of delrey beach.. thx
