Hi Jake,

Thank you for your input. I'm mainly looking for multi family but with my price range I'm most likely going to start off with a SFH for right now. I'm looking for anything around $125k and below. If I come across a good deal I'd love to have you look at it and see what you think of the area since you know the area much better then me.

I NEED SOME ADVICE PLEASE!!

I’ve been searching the Tampa/St. Petersburg/Jacksonville areas for the right buy and hold rental property for about a month. I find a lot of good deals but during my research the crime and poverty level is very high in a lot of areas and that’s what’s stopping me from buying them. So just wondering if anyone has any experience in these areas and can offer any guidance, I would greatly appreciate it!

Wow good job! I’m 23 years old and have around 40k saved up and I’ve been reading and doing a ton of research is the St. Pete, Tampa, Orlando areas. I plan on buying my first property by the end of the year and want at least 3 more in 2021 but I live in NYC so I’ll definitely be using a property manager. Reading your posts are very inspirational because it shows all you have to do is take action and not be afraid to pull the trigger.

I’ve been doing some brief research into the markets of Jacksonville, Tampa, and Orlando. From what I see most of these areas a lot of people say are very good investment areas. Just by doing a quick look though it doesn’t seem that the 1% rule applies very well in these areas. Is it a good idea to stay looking here or move on? Also anyone familiar with the area is there a reason the rents are so low compared to the purchasing prices?
