You need to use a site like Craigslist or Zillow to find out what rents are for the area. This will depend on the size of the unit and then look at what property taxes (enter info here) then guess vacancy, utilities, maintenance, property management etc...

Or you can use the 50% rule of thumb and estimate that 50% of the rent will be used for expenses. So if you look up rents are $1000/month gross, you will probably spend about $500/month on expenses so you will NET $500/month

Because you mentioned that you want to move and rent out your primary residence in the future than I think you may want to go with a 2/1 or 3/2 but look at the numbers.

I'm thinking of doing a subject to deal. If I continue to pay the mortgage in the the seller's name (with out refinancing) would they claim the mortgage interest tax deduction or do I get to claim that since I am paying the mortgage and hold the deed to the property.

I've been looking into small multis in both San Bernardino city and Victorville CA, cap rates are similar. Victorville seems like the less desirable area when talking to others but is San Bernardino any better. Which area do you think would be better for owning multifamily?
