I think you said it @Ben S.  I have to build up my collection. @Manolo D. Im sure it's easy to make it to a week without realizing it, then I basically bought it. Thanks for the input. @Jaysen Medhurst I'm thinking that will be my rule from now on. Thank you all, I guess I just have to bite the bullet sometimes.

Hey BP,
    I'm out here trying a "flip-in" and know I am not looking to become a full time contractor at any point. When fixing things up I often struggle with buying it vs borrowing the tool from home depot. Many things I will only use once, but when borrowing them the savings is only there if I can get the project done in a day or two max. 
   Where do you draw the line? Or, do you just buy it because you never know when you will need it in the future? Just curious if others struggle with this, and how they decide what's worth it, and what isn't.

@Robert Melcher Interesting, what are your plans with it? I don't really know much about raw land but would am hungry to learn about the areas around here. Tell me more about it...

@Jeremy VanDelinder I have just hear a bit about the Austin REIA from a close friend and plan to attend a meeting soon. It would be nice to see more places to connect closer to home that focus on these northern markets. @Dan M. has a point, perhaps starting something new up here could be a place to start...

Hey @Jeremy VanDelinder happy to hear from another local. I'm only a few months in on my education and have just been absorbing from the community.  I do have a close friend who is a realtor who has offered to help while my SO gets her license. The benefits of a licensed member of my team should be significant. There also seem to be a few meetup groups here in RR, do you attend any of those?

Hello BP Nation,
    I'm a few months into reading, researching, and generally educating myself primarily from you fine people. Listening to the podcast and reading posts often has me asking myself "Well that's interesting, I had no idea about that! But wait...could the rules be different in my area?"

     To clarify, what I am specifically curious about is what resources/websites do people use to learn about the nuances of their particular state's laws and regulations governing real estate, marketing, tax rules, etc? Anytime you find yourself saying "Well that's how it's done in my state, but it could be different in yours." I would be curious to know where you looked to find out.

I am personally from Round Rock, Texas and have an interest in the towns just north of Austin for buy and hold through the BRRR method. If anyone else out there is from around me I would also appreciate a chance to hear about your difficulties and successes landlording in these areas. Thank you!

Thank you all for your input. @Charlie Fitzgerald and @Kerry Baird, thank you both for making me aware of base housing approval, I was not aware of those routes. I think the group has made me realize its time to dig deeper into this market, thank you for the confidence. I will have to update here when I get further in the process. Thank you all again
