thanks for the advice @Marco C and @Bad Boudiab. I agree there are still a lot of nice areas in lorain. I am really interested in MFH's in the nicer areas, but a lot of the MFH's seem over priced. Using the 50% rule a lot of the homes don't seem to work.

Hello @Tom Ott and @Ian Kurela thanks for the advice. I looked at a MF property this week that was previously sold at Sheriff sale then sold to HUD. The current owner purchased it from HUD, did a rehab and is now trying to sell it. Is there anything that I should be concerned about with this particular property?

i have a friend that has done a few BRRR deals in Cleveland, he is actually the one who told me about BP. I have gone back and forth about SFH but in my area multifamily homes seem to have better ROI.

Hello BP! I am a newbie investor from Amherst Ohio which is about 45 minutes west of Cleveland. I am looking to invest in small multi family homes under 100k. I have been concentrating most search efforts in the nearby city of Lorain. I have found a few that have interested me but I am having a hard time figuring out what is considered to be a good deal for the area? Just wondering if anyone was familiar with the area and had advice on making my first purchase? I am looking forward to being a member of the BP community!
