Since my initial Post I was actually able to get on the General Partner side of a 134 Unit Multifamily deal in Jacksonville, NC and am currently working on another 90 Unit offering we have under contract which is a few minutes away from 134 unit.

I just had my first BDD appointment today... My official retirement date is 12/31 :)

@Chris Seveney - Thanks for the feedback... I actually came across Jim and his group a few years ago when I started my Tribe with one of my investor partners via Tribevest. Looks like Jim has grown the LFI quite a bit since then. 

@Hamp Lee III - If you ever need any RE Agent support in Ventura County, CA - I can definitely serve your clients well ! Have you done any LP investing before?

@Arn Cenedella Thanks for the great feedback!

I am also a licensed CA Real Estate Agent here in Ventura County, CA and always keep an ear out in the web forums and social media groups for other Agents that have clients that need to place 1031 money as well :) Sometimes it can definitely help the mom & pop like you mentioned when they maybe want to sell their assets but don't know what they exit options are.

I also speak with smaller apartment investors in case part of they way into a property purchase is giving the sellers an options to 1031 into Syndications.

I am absolutely working with my Accredited Investors on this deal .. mainly wanted to see if they are other sites / resources to find 1031 investors looking to invest in Multifamily Syndications.

Thanks for the feedback... I planned on starting to build relationship with some QIs as well. I know that quite often 1031 investors end up going the DST Route...The biggest challenge with bringing in 1031 on these Syndication I do is the timing of the closing and the 1031 timeline. You have a good point with the QI connecting their client directly to investments/operators... That could be a conflict of interest :)

Yes great point ! We are all setup with our legal team to bring on the 1031 investor as TIC... I know sometimes that people have a misconception that you can 1031 as a LP into as syndication however that doesn't satisfy the requirements.

Hello all!

I am currently raising capital for a 506c Value-Add 90 Unit Multifamily in NC. 

We have some availability to take on 1031 Exchange investors with some lower minimums than most Deal Sponsors usually require. 

I am checking to see from other Capital Raiser/Syndicators in the group...

What are some good sources for identifying and connecting with investors seeking to place 1031 Exchange Money???

I figured maybe there are some websites or other forums/groups that are used to connect investors with current 1031 offerings.


What are your thoughts???

I’m very excited to announce that we have another 90 unit property under contract!

We’re looking for accredited investors that want to invest in this deal.

- These 90 units will be added to our 134 units we own 5 minutes up the street in Jacksonville, NC - Further adding to our economies of scale

-Value add deal with great upside

-8% preferred return

- 2.14x multiple on your money projected

-Over 22% average annual return projected

-Over 17% IRR projected

-5 year hold projected

-Capture the 80% bonus depreciation before the end of the year when it drops to 60% to offset taxable gains from this year!

This offering to participate in Azalea Gardens Holdings is for accredited investors only under Rule 506(c) of Regulation D. Investors will be required to provide proof of their accreditation status prior to participating in the offering. The final terms of the offering will be disclosed in a private placement memorandum. Hello all - I am retiring this year after just shy of 24 yrs of Service. 

I've been investing for over a decade and working as a Realtor the last 3 years...

My main focus on the investing side has now been Passive Limited Partner investing in various commercial assets. 

I am looking to connect with folks at all levels -

Looking to get into LP investing, Done some... all the way to invested in many

One of my primary hedges against needing a W2 when I retire is going to be my Passive LP $ and I am definitely looking to connect with folks that have made the LP portfolio a major source of income their reality :)

@Eileen L. I have helped multiple buyers purchase via VA loan assumptions. There are a lot of moving parts and pitfalls. It is totally worth it if all parties are on the same page (Sellers/Buyers and both Realtors). I helped a client close on a home just 3 weeks ago and he was able to assume a 2.625% loan !!!
