Did anyone get a confirmation email after applying?

Did anyone receive the money yet or heard of the next steps?

Just applied this morning. I hope I'm not too late

I'm in same situation. Did you end up finding any answers @Jill Davis?

Post: Clay tile roof. Lift & replace. Is $730/square a good price?

Hello,

I got quoted $730/square on a 2000sqft roof for a clay tile lift & replace. The tiles are in great condition. None broken. No leaks yet, but underlayment is old. I want to replace it before leaks.
Is this a good price? Quote is around $17,000 for 2000 sqft (24 squares with roof pitch), making it $730/square. Is this fair? Or am I overpaying? (I am in California)

Hello.

I have a duplex where I live on one side, and rent the other side on short term rental (considered as an active business for the IRS).
I also have a regular full time 5days/week job on W2 at company X (single office, no secondary/client locations).

I am interested in deducting the miles driven for my W2 job. For this to work, I would need to claim my home office as primary.
How is that decided?

Is it based on income? Incomes are pretty much equivalent. I can probably make it such that W2 is slightly lower income.
Or is it based on time spent? I work more hours at my W2 job, so unfortunately that wouldn't beneficial for me.

Or is it based on availability? The STR property requires me to be available 24/7 with prompt response time, so that could work.

Thank you!

Hello.

I have some short term rentals with high electricity bills. Considering investing in solar.

Right now I get to deduct the electricity cost from my income as a business expense.

If I get solar panels, will I be able to deduct the monthly payment (loan or lease) the same way?

Post: Section 179 Vehicle. How to define the workplace?

Hello,

I am trying to see if the section 179 vehicle deduction would apply for my case.

I have a W2 full time job, as well as short term rentals:

- W2 job takes 40hr of my time 4d/week at the office, 1d/week from home

- I visit the short term rentals 1-2 days/week total.

I understand that Home-Worplace commute does not qualify for 179. However, how is the "workspace" defined?

- The place where I do most of my "work" (W2 office)?
- The place where I spend most of my working time? (Home office: W2 remote work + Rental paperwork + investment research + short term rental communication/advertisement...)
- The office that makes the most money? (for 2017 it was the W2 office, but 2018 or 2019 might be the home office (rentals))

Thank you!

Hi @Mike H.

Sorry for delay, just back from Idaho to see the eclipse!  Amazing experience!  As @Michael Greenberg mentioned I created a hack for free automated messaging (basic messaging like pre-check in, post check in, review request, etc).  Here is a link to that article.

Very nice! Does it work for both VRbo & Airbnb?

I'm using Airbnb & VRBO/Homeaway for now. Thanks for the list, which ones do you use?
