Mandatory, no.

But... I believe any business model - wholesaling or not - can benefit greatly from a website. Finding deals consistently can be achieved through due diligence in mailing campaigns, knocking on doors, and ads in classifieds.  BUT... a website IS another means of advertisement - in an age where the internet reigns supreme more and more each day.

Does a hunter only rely on going out with a rifle?  Wouldn't it be best if he could increase his odds by setting traps?   Real Estate is by no means hunting animals... but a good analogy in its own way.

My very first job in high school was at McDs in a small town outside of Orlando, Fl... and on my very first day, we did some training at the administrative office.  There, I noticed one guy sitting at his desk. He didn't look important, smart, or special.  I found out later that day that he was the owner of not only the location i would be flipping burgers at, but of 6 other locations!!!  That's when I realized that successful people were made up of the same stuff I was made up of.  On that day, the seed of financial independence was planted. 

Financial independence is a step in the right direction.  It's building your very own security ecosystem. That ecosystem will feed you and your family for years to come, as well as other families including contractors, realtors, wholesalers, and... even providing your tenants with a roof over their family's head on those cold and rainy days.

Google local (what you are describing) is the way to do it for free. From your post, i would suggest using a virtual address.  You can basically "borrow" and address and use it to confirm your Google local account. You can "rent" these for $25-$100/ month. 

If that doesn't work for you, the other way would be through a Google Ad Words campaign... that will cost depending on competition. 

if your website has a search friendly name, depending on your local competition, it should be picked up Google. Also, you can help the ranking by adding key words through your website, adding informational articles, and using free search engine directories to get your name out, among other strategies.

There will always be competition, but on the flip side, there will always be deals for everyone to grab. Plan on failing 500 times (yes, sounds crazy) - each time growing smarter and quicker as you learn.  Statistically, you wont get to 500. Actually, you'll notice in the end that the journey to that first deal was  as fun and rewarding as the deal itself. Your mind will play tricks on you - telling you that quitting is the best way to go. Just make sure you balance it with another "crazy" voice telling you that others have done it, and therefore, you can too.

Look at others success in this way - "I will get there too, in time."

"Patience is the key to my success" - Repeat that to yourself EVERY morning, because it is TRUE.

Google PPC will also provide you with keywords to choose from that fit the criteria when setting up a campaign.  My rule of thumb that has worked well is to think of different words you would use on a Google search - chances are that what you use is exactly what people will use.
