Hi Alfredo O. , I'm an agent in the Greater New York City area. Through my experience I've learned renters/buyers don't have great imaginations. Typically you have to serve everything up to them on a silver platter. I think staging showcases the positives of your space. Staging can help you sell/rent a property but if the real reason it isn't selling/renting is because it's overpriced then you are wasting your money. You can usually gauge what the problem is from the feedback. Always listen to the market and adjust. Hope this helps! Mike

Dan Leyden cheap yes. But they are fetching "luxury" rents and providing desirable amenities. If you are going to compete with the big buildings for the young professionals, I personally think you need to shoot for the segment that can't afford those buildings and are just below. For example the renters right out of college or just a couple years who pay $2000-$2500 for a two bedrooms vs. harbor point at the $3000 for a 2 bedroom. What do you think?

Dan Leyden good point. Sean Tracey Another thing to be careful about is the schools in Stamford are nationally ranked lower than its surrounding areas. So you lose a lot of the renters with kids going to school to the surrounding areas (like Greenwich, Wilton, Darien, etc...).

@Sean Traceyyes @Jaysen Medhurst has a great point. Stamford has turned around big time in the last 5-10 years. Their improvements to an area called Harbor Point are amazing and all rentals. But the surrounding areas over there have not gentrified yet.

In addition, Downtown has added a ton of new luxury buildings to satisfy the demand, but again they are mostly luxury rentals.  Their are multifamilys near downtown Stamford, but you do have to be careful that you aren't too far from the downtown or harbor point areas.

In general I think Stamford's biggest marketing tool is their Alive at 5 series during the summer. You get all of Fairfield County CT attending and being exposed to the downtown area. I think that is the reason for constant inflow of renters. Check out their lineup this year

Hi Dan, You should check out New England Land. The real last boutique firm left in Greenwich. Privately owned. I know Danielle Claroni works with a ton of investors. Full disclosure that is my brokerage. Either way I would speak with multiple agents. Good luck!
