I have a single family home property near a university being renovated The current plan is a 5 bedroom 2 bath catered to students . I am at a stage where I can make 2 separate units as the lot is zoned multi unit. 

It would be 2   2 bedroom 1 bath units no living room with kitchens and indoor washer and dryers in each unit 

Any thoughts of which is a better way to go ?
