Can I use a Conventional Loan first to buy a investment property out of state and then use a FHA Loan later to buy a property for my wife and I to live in as our primary residence?

Reason being… out state properties that I'm looking at are much cheaper and I can afford 20-25% down, but where I'm looking to buy for my primary residence is very expensive and i can't afford 20% down.

1) I would like to buy in area with nice weather, so i can have a reason to visit and check on properties and maybe one day have a reason to leave NY.

2) When comes to setting up a team, i feel this is the area that i need the most help. And i know its the most important part of any type of investing. My plan would be first to choose what area i want to invest in and then contact 5 PM in that area and pick their brains. i would be relying on a lot of recommendations from people who invest in that area. Once i have my PM in place i could work backwards from there.

Do you have any tips on this?

3) Im in the process of getting pre- qualified, but i don't have any accounts set of for this business. i do own another business so i have some experience in this.

Would you suggest setting up an LLC? Some plp suggest this some say they are point less and make getting a loan much harder.

 Believe it or not i went to school at TTU in cookeville for a few years. Don't know much about Chatt but i did enjoy TN.

I would like to be near a school and in a place with decent weather.

Would you recommend any quality PM in your area i could call?
