Hi Mike, If the seller is open to paying an agent as some of them are then I'd go that route. If not, I would do it through an attorney as long as you are comfortable with the in's and out's of buying a property. Agents are there to explain things and help you through the process but if you don't need that type of help, then an attorney is a great option. I have an awesome local attorney if you'd like to chat with him just pm me and I'll get you his details. Good luck! Mike

I would check out Your Castle, they are known for working with a lot of investors. If you'd like, I can get you an introduction to the guys over there but there are plenty of their agents here on Bigger Pockets that would probably be happy to help as well. Best of luck!

Hi Reese, I'm in the process of building a personal residence over in Lakewood using a great builder and from what I'm seeing for numbers, it would be really hard to build something for $300K, let alone walk into any equity at that price. The fees for the taps alone will likely eat up 10% of your budget unfortunately. I'm happy to chat more in depth if you'd like to, just PM me. My advice would be to hunt for an off market deal so you're not competing with everyone. Best of luck!
I've got a great banker at a local bank that offers good terms. PM me if you want his contact info!

Chris Hodges Welcome to the business! Every lead generator is going to promise you the world but most of them are duds. Check out Buffini and Co for sphere marketing. The other thing I did was join a BNI group. That being said, its nearly impossible for an agent to get into an established group so you'd have to create one which is a lot of work but definitely worth it if you are in this for the long haul! Best of luck, I'm always happy to grab a cup of coffee and share my experiences so PM me if you want to do that.

Hi Joelle -

I can send you the contact info for a property manager that has done a great job for some of my investor clients, she'd be happy to chat with you about any questions you have I'm sure! You'll need to PM me because we aren't allowed to post contact info on these forums.

Thanks!

Mike

Hi Mindy, I believe that you'll actually need to take the 2017 class before you can renew your license. I just did my renewal this last July and had to do the commission update course for 2016 and one other class to hit the 24 hours of required CE credits. Hope that helps! Mike
