Thanks Patrick and Gary for the insight. My wife, and I are staying at my parents for the time being, but ultimately we want our own space. Our goal is to invest in a property with a low down payment, such as an FHA, live in it for a year, and then move onto a MFH to continue to grow our investing portfolio. I don't know if that helps at all? Thanks again for the help!

My wife, and I have been wanting to buy our first house, live in it for a year or so, and then rent it out, then repeat it as time goes on. Both of us have been recently laid off from our jobs due to the coronavirus. We both worked at schools as paraeducators, so needless to say our net income wasn't the greatest. I talked to a broker and he had said without consistent income you should wait to buy a house. I just need some other opinions on if there are other alternatives. I have a decent amount of money in my savings and 401K. Thanks!

Hey guys I was just curious on finding someone in the Spokane area who is very familiar with house hacking a MFH for my first purchase. I am also curious on your opinions on using retirement money to help fund the first deal if it presents itself? Thanks, and I hope everyone's 2020 is going well so far!

Ya it really was, for me anyways.

Just got done reading The Subtle Art of Not Giving a F**k, by Mark Manson. Great read, and his stories are relatable in so many ways.

Great! Thank you for the information. I was looking at modular homes because like you stated that they are exactly like a stick built home, and the prices are very reasonable, depending on the preference of the model home. I will look into the manufactured homes, as well as the new Fannie Mae MH advantage program. Thanks again,

BP, I need some input/guidance on modular homes. I am currently saving around 30% of my income to help put a down payment on one. I would love to hear recommendations, or suggestions on this sort of purchase. I was reading that modular homes can appraise just like a house, but I just want confirmation for sure. Sorry, I am all over the place but is buying one bad if I want to take out a future HELOC? Or is that even possible? Thanks in advance.
