Thanks for the help. So to delete a file that I have opened I press apple and delete at the same time? I've asked a lot of people about this, apparently you and I are the only people in world history who have needed to delete a file :lol: If my description is correct, it's not working. Is it me or the lemon?

The benefits as I see them are that you don't own, but in a sense you get to control. You receive monthly payments yet you have no responsibility for the property, no maintenance, etc.. What I meant about foreclosure is that the laws favor people who lend money. If you run the numbers of doing a property this way versus renting along with all of its hassles (constant repairs, changing tenants, trying to find good tenants and those who will pay on time). I'd rather sell the property. I often challenge landlords to tell me what their return on their investment is. Most people are incapable of figuring it or are too scared to! Go to bankrate.com, and look at the interest you will earn by selling a property for a given amount at 12% for x number of years. All of that interest money will be yours along with the amount that you marked up the property. An example: buy a house at $20,000, sell at $40,000 at 12%, your effective rate of interest is 24% for the life of the note. No fluctuation like you have in the stock market. Try finding a return like that anywhere in the world that will last for extended period of time. Good Luck.

I'm wanting to learn more about the ins and outs of creating notes in order to hold them on properties that I sell. I see a lot of people in this forum who want to buy existing notes. Is there a forum that I'm missing? I've had some discussions with All Cash, are there some others out there who would like to learn/teach? The money made by creating and holding a note is staggering. Let's talk.

Well, I wasn't looking for a note when I found this one. A motivated seller called me from one of my ads. It turns out that she had bought the house from another investor years ago who had subsequently sold the note to a person who buys notes with all of his retirement portfolio. That being said, the guy has plenty of money to tie up in discounted notes. He tells me that he usually finds them by searching courthouse records. He's averaging 8-10% on his yields. I'm beating that in the stock market, but with notes there's no volatility. I told the seller that if the note holder would let me assume the note, she could deed the property to me. I will take over the payments, repair the house and sell the house on a new note. It essentially creates a wraparound mortgage. I pay $230 to the note holder, sell the house and become a note holder on a bigger price at a bigger interest rate. My spread will be $220.00/month. In my view, it beats making about the same (or less) in rent. I find it easier to collect a house payment than a rent payment because of the foreclosure laws. How's that for an answer? :lol: All of that to say, I don't look for notes, I create them. Are you looking to be a note holder?
I don't know much about notes but am trying to learn!

Well I'm answering my own question for the benefit of future readers. My attorney prepared an assumption deed and a warranty deed. The note holder was willing to let me assume the note. So voila, I just purchased my first property with no money down, just like the infomercials say is so commonplace. It took me 3 years to find this one, they are not commonplace where I live, but I'm glad I found this one :lol:

Josh,
I think my Mac's not into drag. Are you saying that after I open a file I can click on the bar and move a document into the trash? I'm understanding that I hold the bar down while dragging with my finger. If that's the correct procedure, then it's not working. I have been able to drag things off of the screen (some call it a desktop) before but it always seems pretty iffy as to whether I've latched onto an object or not. I really do appreciate the help. I don't know a single person who has a Mac so I'm blazing a new trail for myself. There's not even a Mac support group here in town. :violin:

Yesterday the mac crashed after hooking it to my printer to print an envelope. Tech support had me remove the battery for the third time in
32 days. I think I really might have just ended up with a lemon. The phrase "Macs just work" has me replying "when?". By the way, nobody has answered my question yet about how to delete a file from microsoft word/mac. Does anyone know how? Can it really not be done?

I'm trying, but to answer your question, there's a Mac store in Albuquerque (300 miles) and there's one in Dallas (300 miles). One could say I'm centrally located! You asked what I'm trying to do. Here's a partial list of frustrations.

When the computer arrived it had narcolepsy and I don't mean the screen going black every 10 minutes, I mean the screen went black and the computer turned off every 2 minutes. 3 hours on the helpline and reloading the operating system fixed that. When we got things going again, my beloved Bigger Pockets and other less important sites would take up about 45% of the screen. I don't know if that was a default setting or not, but why would I buy a 14" screen to look at 6.5" images? 1 hour with the helpline got that fixed. Occasionally my lower case "t" stops working so I have to type all caps even when I don't mean to raise my voice. The 2 current problems are as follows: One of my favorite sites "pipedreams" will play some concerts but not others, it's not consistent as on my pc. And secondly, when I try to log on to the site "pressganey" no login box comes up. I'm still trying to find out how to delete an unneeded file in microsoftmac Word. Other than that and looking for a much needed backspace button, I'm plugging along :D Actually, the point of my original question is this. Are any of you using parallel programs in order to take advantage of all of the programs that are written for Windows? If so, has that caused any problems (please say no)?

So far I'm pretty frustrated with the Mac. It seems that my 8 year old E-Machine ($500 current Wal-Mart price) was easier to learn and does more than my $2000 Mac. I don't have any friends using Mac who can help me. It seems that the typical response to all of my questions for the Mac support line have been "you can't do that on a Mac". I think I'll sell it and get back to a PC. I guess the proverbial straw was when I learned from Microsoft Mac support today that a document file can only be deleted on the hard drive. The tech told me that every file that has ever been created will stay on my file list forever. Is this true? All of the poorly designed logos and bouncing things in the dock seem so incredibly childish, like something one would find on a child's toy. Hardly the sophistication I was led to believe. Oh well, I was able to log on to Bigger Pockets after paying a tech $275 to get my internet service working on the new mac. I think in a city of 200,000 people I might still be alone :cry:
