I'm attempting to refinance a mortgage that I took over. I flipped the house and am holding the note. The banker is telling me that since I don't own the house he can't loan against it unless the current owner is in on this. I understand the banker's point of view. Are there any ways around this. I stand to save a lot , not only on interest, but also on fees, insurance, etc. that the mortgagor was charging the person from whom I bought the property.

Does anyone out there know of a free website that will track mortgage payments on notes held? Many of the sites I've seen will calculate payments and interest over time, but that is not accurate when someone misses a payment or prepays. Specifically I'm trying to look at my receivables. :woohoo: That word is music to my ears.

While attending today's foreclosure sale, I met a young law student who researches titles for the city's substandard housing department. He had several questions about getting into real estate investing. After we visited a while he offered to take me to real property records and walk me through the title search process. All of that to say, in a round about sort of way I acquired something that wasn't even on the day's agenda. I realize this was a fluke to meet the guy but perhaps you could hook up with someone like my friend or, as you suggested, pay someone who does this all of the time.

Has anyone had experience in dealing with the USDA on a pre-foreclosure. Will they consider offers, short-sales etc.. Any help would be appreciated
