Im looking at a quadplex listed at $165,000. im going to put 20% down payment im thinking. each unit is 1/1 and they rent for about 625$. im expecting to have to put about 5k into each unit upon purchase. Im an agent so im representing myself so the commission from the deal is going straight towards the purchase price. im hoping to get the purchase price around 150,000-155,000.

what do you think is this a good deal?
