Hey everyone I’m going to drive up to Baltimore to check out some areas I’m looking to start investing in. I’ll be looking for long term rental cash flow. What are the best areas in Baltimore you think I should check out or areas I should avoid?

What are some websites/companies to buy good pre-foreclosure lists from? Or lists of people who are late on mortgage payments?

@Brett Kash thank you for your input. Im currently looking at several different neighborhoods. West Allis, Shorewood, Konosha, waskasha, brookefield, new berlin, racine, greenfield, cudahy, west bend

any thoughts on these areas? Ideally looking to purchase below 100k unless its turn key.

@Matt Maurice thanks for your input, my budget is what I feel comfortable working with to start. With that budget I may not be able to find certain products in areas worth buying which is fine. Ideally I’m looking for C+ to b+ neighborhoods and properties with deferred maintenance which hopefully will be expressed in the price :)

@Mike Mine how did you establish your budget for a 4-unit? For $100k on a 4-family, you are going to end up in some not so desirable parts of town. A brick 4-unit in solid C areas tend to go for $200k+, $100k will likely get you a maintenance deferred property in a D- type area (in my opinion of course). 

@Jeremy Trad thank you for your response and advice. I’ve reached out to a property management company and theyve pointed me in the right direction as far as the areas that I’m looking to invest in as well as crews to do work on the property.
