@Sam Grooms I ment for smaller multi family I guess from 2-6 units. Sorry should have been more specific 🤦‍♂️

In today’s market and where we are in the economic cycle I think it’s even more important to follow the one percent rule especially when borrowing money. What do you think?

@Chase Louderback not necessarily student housing, my thought was being close to a school would only help. If the numbers work else where Im game. Im looking for 2-4 doors to start, but I am having trouble finding deals with good cash flow. Your absolutely right about the low inventory which probably isn't helping entry points.

@Jeremy Hart yea man would def like to hear about your experience down there. I actually used to go to NRCC down there long time ago so Im really familiar with blacksburg/christiansburg all the way to the Radford area.

This will be my first investment property, ideally would like to stay in VA to get my RE commission on the sale and stay near colleges for student housing. Ill take a look down in the Blacksburg/Radford area and the Charlottesville area. Thank you!!

Im looking to start purchasing multi-family units. would like to start with at least 2-4 units. I started looking in Richmond VA near VCU thinking it will be a great long term rental market for college kids but the entry down there is very high. Any recommendations for areas with low entry and great cash flow?
