I would verify her Medical license status in NC. I would call her place of residency for work verification and pervious pay, and would they rehire?

I understand wanting to be close to the medical center for on call status.


 He brings in $4,300/month as a operations manager and drives uber.

This is what her contract stated as far as compensation.

I'm asking $2200 for rent. the property has been vacant for about a month now as I've just finished renovating the property after the last tenant. I agree that I need to dig a little more

While the answer might normally be a 'no' if she makes something like 8X rent that could mitigate the risk if he doesn't have recent issues.


 The rent is $2200. She also owns a home in Georgia where she currently lives and is deciding to rent out her home and accept the offer she received in Charlotte, NC. The BF's eviction took place in 2020 and the case type was listed as "civil dismissal". His late payments however are as recent as this year.

I would probably approve if there are no criminal/sex offender records. The usual problem I have found in these situations is the BF moves in afterward (so at least they are being honest and moving in together), and the BF has an exciting prior criminal background that is usually the deal killer. You always know there is an issue when the BF moves in after the GF does.

Our process is simple, everyone has to fill out an application and everyone has to meet our requirements to get approved. The boyfriend alone would disqualify their application for any of our units. Good luck


 She owns a home in Georgia which is confirmed on her credit report. She got a new job in Charlotte, NC. She has decided to take the offer and rent out her home in Georgia. I've verified that she completed her residency and currently works at a medical center in Georgia. I'm still trying to verify the validity of her contractual agreement for her new role for 347k in Charlotte. Everything she's shared checks out, but I do still need to speak to her human resources department to confirm her new role and salary.

I agree with you, the BF definitely makes me want to move on from them due to the eviction. The case type was listed as "civil dismissal".

OBGYN making that kinda money has to have been in practice for many years.  What verification did you do to make sure her offer was legit.  I would dig a little more on her back ground.  

Second we need more info to really help you.  AGE, how long ago was BF the eviction, 20 late payment over what time span.  What's his credit score, was the auto repoed?  What class neighborhood is this property in.  A Dr in my option with good income and great credit would only be looking in A and A+ neighborhoods, does this rental fall in that category?

 I've confirmed that she has just finished her residency and is also currently orking at a medical center. Her huge student loan also confirms that she was a med student. She owns a home in Georgia (also confirmed by the mortgage on her credit report) where she lives but got a a new job in North Carolina. She says she plans to rent her current home and move to Charlotte because it was an offer she couldn't refuse. I am still in the process of verifying her contractual agreement that she sent me which shows her ne salary of 347k. My home is in a B neighborhood but is close to the medical center here she will be working which was a big deal for her.

Hello BP community. Need some advice on how I should proceed with applicants I have for one of my rental properties. It is a couple and the woman is taking a job as a OBGYN making $347,000/yr . Her credit score is great and her screening came back flawless. However, her boyfriend who she will be living with has a prior eviction, and over 20 late payments between his auto loan and credit cards. I want to approve them just based off the woman alone but I'm wondering if I should think twice being that the boyfriends screening came back so underwhelming. How would you handle this situation?
