Hi Chad,

I have purchased several programs from Cody and I love his teaching style. I paid $200 for his professional program and just paid $97 for his directMail system because I just got access to a laser targeted list of possible pre-forclosure clients and I don't regret purchasing niether one of them.  I have gone to Rich Dad Poor Dad Seminars and have paid money for some of his stuff. I think it depends on what you want to do and how fast. I have contiplated trying to raise the $9,000 for both mentoring programs but decided to just use all of their free information to my advantage. If you just read most of Cody's emails he really provide you with all of the information you need to succeed. It just depends on weather you are an action taker or an information junkie that think you need to know everything before you can do a deal. The ideas I got from his emails alone has put me in a great position to dominate my market. But you are also on the greatest site (BiggerPockets) bar none for the best information and networking opportunities as it is related to real estate where you are. I don't agree with telling someonre not to buy a program because spending that money and having a guru hold your hand may be what you need. But coming from an action taker like me I would read all of his information and start implementing while building a real estate team. If you understand that It' not going to happen over night you are off to a great start.

Hi terry,

I'm going to save you $95 bucks. Go to Walmart and pay $2.00 for a white windshied marker, you know those markers that people use to put "Just Married" or "Just Graduated" on their cars, and write "I BUY HOUSES CASH" and your phone number on the back and two back side windows. Then drive during rush hour and go to pro games or any event that attracts a 40 plus crowd. I guarantee you will get plenty of calls. This is how I am getting all of my deals.  Check one of my previous post for pictures. Try it for one week. Good Luck

My business partner and I have secured a Private investor that is ready to fund our projects. We plan to implement some high end renovation to several properties in Atlanta. The goal is to acquire 9 properties within the next 12 months, 9 or more the following year and even more the year after that. The funding is in place, all we need are 5 general contractors that haved worked with investors on a regular basis that are interested in these jobs. I know that the BP forum is the perfect place for this because I know that many of you work with contractors that understand what investors want and can recommend seasoned contractors with experience. Please PM me if you are interested or you can recommend a some good ones.

O.K. my marketing is getting me investor leads and seller leads, but the leads for people that want to rent a house is off the scale. Calls every single Day. So O.K. its time to add a new strategy to my previous one as a wholesaler. After two straight months of being bombarded by rental leads I finally decided to start taking names and asking question. This has lead to a long list of clients that can afford to pay $700-$1800 per month for rent. There is one client that is desperate to move out of Atlanta to Fayetville or Peachtree City..ASAP. There is another client that just bought one rental at $700 per month for his girl friend and wants to know if I can find another one for $700 - $900 per month for his other girlfriend (Sidepeice)...I ask no questions. The calls keep coming. Then one guy called today about renting to own and asked if I had a website, then it hit me. I have a website for foreclosures sitting idle so I am creating a page for investors to post information about their rental properties so I can match them together for a small fee only if you rent to one of my clients. I have been coming across many properties with 2 or 3 three lots attached to them. I need to learn the best strategy for calculating the best offer. I know that most of the sellers probably don't know themselves but I will be more confident if I knew this. One day I will come across a seller that knows and will know that I do not. That would be a deal killer.

I know how to calculate for a house, how do you calculate the 8,9,or ten acres with it?

Hey Rick thanks for your replay. The house is very close to the street as well as the lot next to it, but the other lot is behind the house away from the street. As a matter of fact there was a right of way deed by the city in 2011. 

If a house is built on the back lot there would have to me an easement by the owner of the lot close to the street. Or tear the house down and build two bigger houses. I made an offer based for the house and based the price of the two lots on the land price for the house. I then calculated a 70% LTV for each based on that price. I am waiting on his response.

I pulled up the zoning print of that area and it is all registered as residential. How do I find other properties that were just land lot sales? I am thumbing through zillow to see if I can find a lot that sold in that area. I have call him tonight to set up the appointment time for tomorrow.

I am setting up a meeting with the owner of a house and two adjacent lots in the hottest part of Atlanta GA. He is selling all of them together. The house has been remodeled already so no rehab needed. Zillow has it valued at 267k. This will be a wholesale deal for an end buyer. The house calculations are easy. Get get $1200 - $1300 rent, How do I calculate what to charge for the two lots?

House on a busy street but has space to build behind present.
