Hello all, I was looking for some feedback on loans for investment properties. I am currently purchasing my first buy and hold investment property. The property will be in NC I am in UT. The properties in the area I am looking are very low cost 70k-100k. My lender here in Utah does not do investment property loans under 100k. I have done a small bit of research on Better Mortgage type of options. Is anyone familiar with these, and what is your feedback? The other piece of the equation is my Brother and me will be starting an LLC for these properties. My accountant said its best to hold the properties in an LLC but to qualify it needs to be me or my brother... Or both, any input on this would also be appreciated. Thanks everyone!!

Hello all and Happy New Year!! I wanted to get some feed back from some of you on here. I live in Salt Lake City, Utah. I currently only have one investment property, but own 2 businesses. I am in search of a new CPA. The one I have has been great, but I need to start building a relationship with someone a little more aggressive. I want to dig deeper into investment properties and plan on picking up a couple buy and holds as well as some flips this year. Looking for some input or recommendations. Thank you!!

Hey everyone,

I obtained a list from the county for delinquent tax properties. Dumb question here, but how do I separate the important information from the not so important. The list contains the following columns. Parcel ID, Owner, Mailing Address, City, State, 2018 amount, delinquent amount, and the total. I feel like maybe the list does not include all the information I need. How do I tell how many years they have been delinquent for? Looking forward to everyone's feedback. Thank you!

Hi all, I work for a custom home builder in Park City Utah. Majority of our business has been custom homes for a number of years. However our background is in spec building in Tahoe area. We are looking to get back into specs / flips to cut out the client aspect. Here is our issue, we do not have the network here to do this efficiently. We are seeking out recommendation's for finding deals and alternative financing. Looking to build long term relationships and not just make a quick buck. Looking forward to hearing any feedback. Hey all, new to real estate investing. I am familiar with smart investment stratgies and risk tolerence. Real Estate has always been one of those things that worried me. I am now ready to take the plunge. My first plan step is going to be renting out the home me and my family lives in. Buying a fixer uper and putting the equity I have in my current home into that. I am thinking i can get my mortgage and payment on a HELOC LOC out of monthly rent. This will allow me to keep paying down while also helping to push forward the next property. I am mainly posting this for feed back. On paper it looks good... I have been in construction for a while. My expertise is high end custom homes, and high end remodels. I only bring that up to let you know I am higly aware of unforseen costs are part of the deal. I am not going into this with no bank acct to cover these unforseen costs. Familiar in running numbers on Spec builds and getting the most value for clients in lot purchses and second home builds. I also trade stocks (day trade and swing small caps) so my risk tolerance is quite high. Bigger Pockets books and Podcasts pushed me towards joining this platform. Theres alot of negative feed back online about Bigger Pockets platform. I am disregarding that and doing my own research. Looking forward to contributing!
