@Genny Li, I really like your suggestions. Both photos you used as examples look good. I think for this area I like the color of the larger house better. Do you know what color that is?

We want to make this house as appealing as possible. To that end we plan to change the color. We will replace the roof and paint the siding. What colors would you recommend?  Note: This is in Louisville KY.

I need a spreadsheet. I could make my own, but I am sure someone else has already done this - and I am hoping you are willing to share.

Here is what I need. I want to be able to track expenses by category as they occur, and compare this to the budget I created by category before starting the rehab. Anyone have a simple spreadsheet set up for this purpose?

We find it helpful to factor in the size of the renovation. The bigger the project, the more profit it should yield. One way to do this is base the profit on % of renovation costs. One investor I know targets a profit of 50% of the repair costs but with a $10,000 minimum. So if the repair costs are $60,000 he would want the profit to be at least $30,000.  This lets you target a smaller profit for the quick, easy and cheap flips that are really very little work.

We would like to improve the curb appeal of this house. What would you suggest? Should we paint the brick? If so, what color? What can be done to make the windows look better? Anything else? All comments and suggestions are welcome.

Thanks @Scott Mac. Those are good ideas. The roof will be replaced. The biggest
area where I need help is the best style for siding, windows and trim.
I might need to replace the windows anyway - so a style change is
possible. The siding is already damaged in back - so if it is worth it
we are considering installing new siding everywhere, but aren't sure
what style and color would be best for this style house.

I need your input for how to make the exterior of this house appealing. The house has potential, but needs some big improvements in the curb appeal area. There is some budget available for this, but not for anything outlandish. Please give me your ideas and suggestions. Thanks.

@Jeff Berg, I will look at the examples in more detail later, but am struggling a bit on envisioning how to implement the concept. This is because the front door is set back from the gable wall by about 12 feet. I have attached a simplified floor plan sketch to illustrate. The front of house is labeled on the sketch.
