You have enthusiasm but lack education. I suggest learning more about real estate investing in general, defining your primary investment strategy, and then learning how to properly execute it.

Have you listened to the podcasts available here? Read any of the books sold here? I ask because there are countless ways to make money in real estate, but like any business, without a clearly defined goal and a well laid plan on how to reach it, all the effort in the world will end up being wasted energy.

If your goal is to get a property under contact at a discount to retail, why would you want to waste your time having a meeting with an owner who isn't motivated?

Why would an owner who isn't motivated choose to sell their property to you at a discount?

You cannot motivate an unmotivated seller. The same is true the other way around - you cannot unmotivate a motivated seller.

My time is best spent working with motivated sellers and finding mutually beneficial solutions to their problems.

Anything else is a waste of time for all parties involved.
