For states that are non-disclosure, what’s the best way to see comps without using an agent?

I just found out that a property I purchased and am almost completed the rehab on, went thru a tax deed prior to my purchase.  Is it still possible to get lending on this and if so what kind?

Does anyone know where I can find info on how IL tax deeds work? 

I purchased my first BRRRR. I'm about to close on my second and was using the first as extra collateral to get better terms from my hard money lender. The title company for the second deal has informed me the first was a tax deed and they can't insure it for up to two years. The tricky part of this I went back and searched the tax records and now it shows a tax deed was done from "ABC, LLC" to another "XYZ, LLC" and one week prior to me closing on the first deal. This seems very shady. Unfortunately I'm not that familiar with tax deeds so any link to material I can read, or if anyone has experience with this, I'm all ears!

I'm looking to buy in the mid-west. Curious to see how much does everyone estimate for Vacancy and Cap Ex Expenses. I've seen quite a range when I've researched this so Id like to hear first hand how much others estimate/budget for these. (FYI, I'm doing a BRRRR). Thanks!

Looking recommendations for an investor friendly GC to run a rehab project in the STL area (Illinois side). I'm looking for them to be the main point of contact and all subs go thru them. Work includes: HVAC, water heater, roofing, side walk/patio, siding, dry wall, flooring, painting, etc.

I have my bachelor's in ME and my MBA.  Was a design engineer for 5 years then moved into project management.  The engineering background helps provide the technical expertise and the MBA/ PM experience helps me think about this from a business standpoint.

@Eric C. There is another full bath in the house. Good idea on the comps. I’ll search other houses for sale in the area to see what they have.

I’m remodeling a master bathroom. I’m contemplating installing a three-quarter bath with just a shower as opposed to a full bath with the bath tub. My thought is a nice full shower might be more attractive than a bathtub. There is another full bath in the house. Is one better than the other for resale? Will one be more appealing to buyers?

I’m looking for an agent who can help find houses in any of these three markets.

I’m looking for distressed SFM that I can rehab, refinance, and then hold and rent long term. I’m looking to buy 5 properties this year (maybe more).

Someone out bid me on deal. Is there a way to find out the buyers info? I’d like to contact them to see if they’d be willing to wholesale this to me. Is there anything illegal about doing this?
