I changed back the mailing addres and I'm going to speak with a lawyer and I'm trying to get in touch with the people that have been paying the taxes, but they do t want to talk to me and clear everything up at all and no one has called me stating they are an heir to the property after my for sale sign was up in the yard. I'm hoping it's as easy as these people have been paying the taxes for a while, they have no cash to fix the place up, we help them gain title and buy it from them all cash and close a deal!! They are happy, neighbors are happy and I'm happy. It's just an eye sore sitting there and no one is doing anything with it. I'll let everyone know what happens with this situation very soon. My associate is going to get in touch with the people that have been paying the taxes and hopefully get some answers! I'm also talking to a lawyer in the morning. I don't want to sit on this for 5 years but if I'm able to legally then I will cause the gain is much much more than back paying everything at this point.

the funny thing is the people who have been paying the taxes, for how long I don't know, we confrontational and stated they did not own the place. If they know the owner then why have they not called me to talk, I was trying to be civil and a stated I'm trying to find the owners of the property and of course stand offish with no response to it and they will not answer my phone calls or messages at all. None of the neighbors of the vacant property know who they are either. So I think they are trying to just do what in trying to do. I would love if it there was an heir guys. He would sell all cash to me in a heartbeat. Place needs like 30K repairs. It's free and clear! Potential is there so I just started with paying the back taxes cause that's all I can do for now until I find out more from the people who do t want to talk to me. Looks to me as if they know no one associated with this property and every single real estate detective I know can find no heirs!!

yeah, they bought from the builder in 72 and no one else on the deed at all in that time. No heirs to be found at all and that is where I stand one that and all I know is that a person living down the street has been paying taxes but was delinquent so I picked up that small bill in hopes that I can get something going with this. I put the sign up in hopes to find the heir but those people called all upset I put a sign up and they stated they were not the owners. For all I know they could have started paying just last year. Who knows!!!! More to find out on the people who have been paying for a while. No heir called me about the sign and the people who did call said they knew the owners. Ok fine I hope they call me so we can figure out how much cash I can give them for there property!!! Then flip it and make a cool 30k

complete title search done and no one else on the deed, no maintenance done on property or locks changed recently at all. I don't know how long these people have been paying the taxes. They just recently changed the tax mailing address. No heirs found at all, seems they were from Ireland and the buck stops at them, both dead since 2000. I need to find out more about these people who have been paying the taxes and get legal advice before I move on.

why would someone pay taxes and HOA for 15 years and never take possession of the property, never live there, never fix up anything, and just down right do nothing at all except rent a property around the corner from the property they are paying taxes on???? Very strange guys!!! Yeah they are renting a property around the corner!! WEIRD STUFF GUYS!!!

Well if I find out they have been paying for a really long time then I will obviously bow out and just say thank me for paying the taxes for you. But hopefully my lawyer can figure out more for me at this point.

I'm going to talk to a lawyer before anything else happens but I don't know how a no heir could do anything to me for paying late taxes on a deed they are not on or associated with. The county clerk has the original owners, dead for 15 years, as paying the taxes so no one has stepped up in a legal way to take over at all. If anything at this point someone could come forth and say I'm in charge and thanks for paying the late taxes. How could a non heir paying taxes sue me at this point? Of course a lawyer is going to be contacted before I consider anything else. I thank all of you for the info by the way. Very helpful

don't see how I can be sued by a non heir for paying late taxes at this point. I talked to the people who have been paying the taxes and they were upset but admitted they were not the owners and stated they knew the dead owners. That's all

I have only put 150 dollars to bring taxes current on my end. I'm in with 3 investors.
