exactly the problem here!! I talked to a few lawyers about it to for the guy and they say the same thing, but the guy is pretty smart and has made a summons attempt and states that according to certain california codes that if a heir were even to come around they have lost there right to the property because Of certain time that has gone by. I have no clue about that but that's just what I'm hearing. Lawyers said even of they were involved it's like a 50/50 shot even if requirements are met. I wish the guy luck and have been talking to a couple other investors who have done hostile AP but it's really all gonna be up to the judge from what I have got from different lawyers. Very unique and tred on water type real estate stuff and yeah I was in way over my head with all this info on it. Learned a ton about it though!

I agree Rick, I did learn my lesson guys and K Marie your info actually helped me. I actually know a lot about the court case now from the tax payer/AP person involved. I will never even try for one of those again!!!! Lol wholesale sounds good to me!!!

john, I don't know if you have read the previous posts but I'm not taking any property from anyone and what I wrote over the course of this discussion is not the whole story. I have actually rectified my mistake in this matter and myself and the person paying the taxes are on good terms and have a lot in common. I learned a lot from this instance because I'm just starting out in this business and AR is something I should not have jumped immediately into. No one ownes the property at all at this point and the owners have been dead for 15 years with no heirs. I figured out the whole story and fixed my mistake. I was looking for the owners to cut a deal on a property that was vacant and wholesale it. A couple paragraphs don't tell the whole story here. I'm in touch with the person who is what you would call stealing the property, and he thinks like me on this matter. I just went about it too quickly and not the right way so don't be quick to judge please. I'm sure we have all learned on certain deals we have tried to do in this business.

absolutely!! I wanted this from the get go but these people would never talk to me. I talked with the man for quite some time and we already talked about all that stuff to get him his money etc. Putting my sign up in the yard did it's job by finding out who is involved with the place but it also hurt me for a min lol. Like I said I learned a lot on this one but in the end looks like my guy, myself and the community are gonna win!

I finally talked to the people and told them to keep the tax money I paid and he was very nice and understanding of the whole situation and how everything went down. We actually are working together to getting a deal done!!! Wish I would have just found them and dug deeper like you all said!! I learned a lot from all of you and this situation and ironically it's working out better now for everyone!!! Thanks guys and great discussion!! K Marie........how did you know exactly which property!!!???? YOUR GOOD!!!

My guess is that the money is gone. The tax collector won't refund your money. The neighbors probably won't be giving it back to you.  I'm going to guess that they probably went and hired an attorney when you put a sign in the yard of a property they were taking care of and paying taxes on.  I think the tax money is the least you could give them.

I'm a medic/firefighter and marine veteran and a family man so I did get educated on this. I'll see if we can cancel the payment, but I'll have my associate try and talk to these people and we can just move on.

what about is paying the taxes? Just say there was a mistake and ask for a refund from them?
