Hi @Hilary Hageman. I just signed on a my heloc from PNC bank on Friday.  The rate I was able to get was 3.4% they actually would have dropped by a quarter percent if I opened a checking account with them. Interest only for the 10 yr draw so that is a plus also. Shop around for a better rate. They are out there.

Thanks Ethan that does help. Pictures and notes of everything is also my plan when doing a house walk thru. Having someone you can trust to advise on costs. BIG ADVANTAGE. Hope you land the house If the numbers work out.  

Hi Ethan.  As a potential new investor I am keeping an eye on your progress. I am always keeping a look out fo a hud home in my area as well. One question I have about the rehab costs that you have listed.  Is this based on actual estimates or previous experience maybe

 Being able to estimate rehab costs are the thing that concerns me the most when looking for a house
