New tenant says Zelle won't allow sending full payment so he has to break them up. My last tenant (same rent) sent the full payment using Zelle Quick Pay every month without issues. Has anyone seen this happen with Zelle? Thanks!

Nice couple with two small children trying to rent my house. The guy is a U.S Citizen, wife is undocumented. She doesn't have a SSN. Is this cause for concern if everything checks out on the husband? I have read many posts about the subject but none talks about one of the family members being illegal. 

I will have no problem getting another tenant so I am not desperate by any means. Just trying to see if I should go through with this one. They are very interested.

Just learned that the wife is undocumented in the USA. Husband is employed and U.S Citizen. Thats a bummer because I like this  family of four with two young children. Is this a tenant that I should even remotely consider?

I just spoke to the good folks at SmartMove. They told me that each member of the household (18 and over) must fill out a separate application. My potential tenant's wife doesn't have an email address. What do I do? Use one of the other services that doesn't require tenant's involvement?

When the tenant first rented with me in 2013, I had a property management. Two years into it, I fired my property management company and have had this tenant since. She has been a wonderful tenant the entire time. I have been a landlord for 8 years but have never done any of this myself. She is moving out in March and I have a few questions for re-renting this place:

1. If I use SmartMove for background check, should I still have my potential tenants to fill out an application for my own record keeping? Or SmartMove really become an application in itself. 

2. if the answer to #1 is yes, should I ask all members of the family (above 18) to fill out the application?

3. If the answer to #1 is yes, what is the best place to download the application?

4. Does SmartMove ask the tenant to enter in information for all members of the family or do I need to specifically tell them to do so?

5. SmartMove obviously does the criminal and background check. Is there any way to do income verification and employment history without having to call?

6. The ultimate guide sticky says I must have an attorney check the lease document. How do I find one? Google?

7. Are there other important questions that I am not thinking of? :-)


I have got the rent figured out and have had two showings and they are both interested in renting the place and I just learned yesterday that my tenant is moving out. Things are going a bit faster than I expected and I have to figure out a lot of things, soon. If this becomes too overwhelming, I may end up going with a property management company again.

I am a regular joe and don't even know what wholesaling is. I have a few homes that I have bought over the years and rented out. I am trying to cash in on this particular investment because it has appraised so handsomely. I am not scared of anything. Just worried about ending up being a victim of some kind of fraud because of not knowing something that may be obvious to you folks, hence asking here. Thanks all for everyone chiming in.

How can I tell if my buyer is a wholesaler? Like I said, whet they are telling me is that the original buyer is buying a house for a close relative and his wife.

My agent tells me that I still own the house until the money changes hands. This means I should have nothing to worry about and shouldn't care about changing buyer.

This is the second house I will have ever sold so I need some help and peace of mind from the pros like you. My agent is reliable but because large sum in commission being at stake, you never really know if my best interest is his highest priority. Thanks in advance!!

Can I not tell them to transfer the names after they close?

We are supposed to close next week on one of my investment homes. The original buyer just sent an amendment through their agent stating the following:

"Sellers agree that the new buyers will be John Doe and Jane Doe"

This is a cash offer and my agent tells me nothing wrong with it and that I should sign it. I see something fishy here and don't feel comfortable. How can any of this be enforced if the parties change altogether?

The story that I am being told that the original buyer is buying the house for a family member. But my question is can't they transfer the deed after the closing?

Please advise!
