Hi guys,

I live in New Jersey. I've done a few rehabs and own a couple rental properties but I would like to begin flipping houses. Well actually BRRRR's but I will not have all the capital to take the projects alone. I'm looking for any recommendations and/or feedback of your experiences with hard money lenders as well as who you would and would not recommend. Thank you in advance to anyone willing to spend their time helping to educate me.

I’ve been researching into Toledo Ohio and from a distance the market is very intriguing. Low entry cost, low taxes, and fair rent prices from what I can tell. Only looking into multi family 2-4 units. I’m out of state and not directly familiar with the market. Does anyone invest there? Why or why not? I’m trying to get a better feel for the market for a buy and hold rental

I’d like to start sending mailers to vacant properties, absent landlords etc. where should I begin? Is there a trusted source or way to gather a list of addresses and information. Any tips, tricks, or experiences you guys have had would be greatly appreciated. I’m in South jersey if that makes any difference

At a glance I would say what if you managed it yourself. Saves you 400/ month and that money can go towards vacancies and cap x. Then you’re covered for future expenses and still have the cash flow you need. If that’s not an option I wouldn’t go through with the deal. After factoring vacancies repairs and cap x you will most likely not even be breaking even from the numbers I saw

Hello everyone, I live in Mays Landing NJ and currently own two properties. One rental and one personal home that will become a rental. I bought my first property in October so I’m still learning a lot but BP has greatly helped. Anyone else investing in the south jersey area on here? And if so what have your experiences been?
