Hey Roque -

The BiggerPockets community can definitely help ya. Let me ask a few more questions that if you expand on will make the trip one of the most valuable investing trips you've made to date.

1. Have you identified any particular neighborhoods or types of properties in Montgomery that you're considering?

2. What specific aspects of Montgomery's real estate market are you most interested in for your BRRRR investments? Have you thought about Birmingham, Alabama as an investment market? Birmingham has been one of the fastest-appreciating cities in the South

3. What kind of local resources or experts are you hoping to connect with during your visit?

4. Are there any challenges or concerns you have about investing in Montgomery that you'd like advice on?

5. Could you share what steps you've already taken in your BRRRR journey so far, and what your next steps are after visiting Montgomery?

I've had decent success with showmojo. the ability to have tenants screen and schedule themselves is pretty helpful.

The self serve option is hit or miss, I wouldn't use it in a city with strong squatters rights.

That sounds real scary to use in a state like California. lol.

    Quote from @Mike Reynolds:

I’m following this because I have outgrown RentRedi. It was great at first but not so much now. I’ve had renters pay rent and then take it right back out. It takes several days to catch this. Then they turn around and do it again. On my side it shows paid in full until it’s time to make the deposit. Then when it shows behind they turn around and do the same thing. It’s frustrating to say the least.

I will be using Rent Manager soon after I take the classes. I can’t say if they are the ones to use yet or not though.

Hey Mike - Can you tell us more about what you mean by 'outgrowing RentRedi'? Is it because it doesn’t work as well when you have more properties? Is there a certain number of properties that you feel someone hits that it wouldn't be the best software to use because of your scale?

What's the ONE app you need to run your real estate business?

    - What makes this app so important for your work?
    - How did you find this app, and how has it helped you with your business?
    - Do you know any other cool apps that not many people use but are really good?

One of the great things about BiggerPockets is that we have you covered when it comes to creating a lease.

We have created lease agreements for members to use for all 50 states.

To screen tenants, I would recommend reading through our guide How to Screen Tenants for Your Rental Property.

      Quote from @Michael Calvey:

Our recent blog about Gen Z and home ownership is interesting.

"While homeownership numbers stagnated for the TikTok generation, they are still ahead of where their parents were at the same age. For example, around 27.8% of 24-year-old Gen Zers own a home, while only 23.5% of Gen Xers, who are generally the parents of Gen Z, owned homes at that age. Meanwhile, 24.5% of millennials owned homes at the same age."

Gen Z homeownership trends from BiggerPocketsGen Z Is Dominating Their Parents in Homeownership

This is missing the most important-- their parents bought them a home. So not sure what this graph is trying to tell us, but it's amiss the most critical part.

I'm not sure that is accurate according to the data. One reason mentioned in the blog, which is worth a read, is the following:

"Gen Zers are also purchasing smaller homes in different locations than older generations, according to a different Redfin report. In 2022, when most Gen Zers bought homes, their typical residence cost $235,000, compared to $355,000 for 25-to-34-year-olds and $405,000 for 45-t0-54-year-olds. Many bought in smaller metro areas such as Virginia Beach, Cincinnati, and Detroit, taking advantage of the remote working policy of many companies."
