Does anybody know a wholesaler in Destin, FL? I have cash and am looking for properties at 60-70% ARV minus rehab costs. I have cash and a rehab team.

Looking for a property at 200-400k on this one. 300K is the sweet spot.

I have two properties with a lot of equity (40% L/V). I want to:

A.)  Buy a third property (and maybe a 4th) and use that equity as my down payment 

B.) Roll all three (or four) properties into one loan

Has anybody done this before? They are 1 and 2 bedroom condos in a beach community that rent on long term (12 month) leases. I have owned them for about 3 years.

In which state/s are you thinking about investing in tax lien certificates? Now that you can register and do all of your bidding online, you don't have to be physically present in the county of sale. This is helpful because it allows you to invest in multiple counties, but the fact that it is electronic introduces a lot of competition (especially from the banks).

I do tax lien certificates in Florida and am seasoned enough that I'd be happy to help you out with them there, but since I don't do them in New York I'm afraid I'd have to research to find out the nuances, and even then, you're better getting New York advice from somebody who has done it in New York. Each state has different rules.  So, which state were you thinking?

My name is Mike and I moved to Vienna, VA from Destin, Fl. I am active duty Air Force and am doing a fellowship at Johns Hopkins SAIS this year and working in legislative affairs for the DOD next. I like to do real estate on the side and have experience in rental properties and tax lien certificates.

I am looking to connect with other people that do wholesale or rehab or to help anybody that's interested in tax lien certificates or rental properties. I'd also love to connect with anybody in the area that likes to golf or duck hunt :-)
