One thing you may run into is a similar version of what we have here in Madison, which is an ordinance that prevents more than 2 unrelated persons to live in any house zoned as traditional residential. Quick story: A group of grad students came to see one of my rentals because there were 4 girls living together and the neighbors noticed and called them in to Zoning. City then gave them notice for 2 to vacate….didn’t matter in the least that they had a signed lease with the property owner. This was 2 blocks from the largest hospital in the State and 6 blocks from the largest University in the State. I couldn’t hardly believe this law existed, but it definitely does in some Cities

When my very first tenant was waaay late on her rent I contacted her to ask what was up. She said “I’m sorry we spent all our money to move here” 😂

Having spent my entire adult life in and around the building trades I can attest to the truth in this thread, and indeed it’s invaluable reading for a newer investor who doesn’t understand this world. The only thing I would add is that the availability of tradesmen also rises and falls with the market. In 2010 many were hungry for work, in 2021 if they don’t know you and you come across like you’re the boss? They’ll just laugh you outta the room

My suspicion is that it has to do with the way the County categorizes MF versus the way that Listsource pulls its’ data, but I may be wrong

Referrals from people you know, trust, or have legitimate experience. Here’s an example: I needed an HVAC guy for a small job. I no longer have any good contacts in that world but did know of a small local fabrication shop and called them to ask if they knew anyone that they’d recommend for a little job. They gave me a list of 3 names, one of which I connected with and now he’s my go to guy for HVAC work. Affordable, honest, and works his a** off. After the first job he called make sure I was satisfied and then said “I can’t afford for you to not be” as his reputation is everything. Now THAT is the type of tradesman you want!
