@William Delsolar there are tons of buyers in the South Florida market including myself. If you have a good deal they will sell within 48 hours. The market is slowing down so the buyers are a underwriting for a longer hold time. If you have a deal send it my way. Let's connect!

 @David Caddy wholesaling is not as easy as people make it seem on social media. You are not experiencing anything different from other wholesalers doing outbound lead generation. You left out a lot of details to be able to determine why you have not had any success. How many records do you contact daily? How many leads per day/week have you generated? How long have you been cold calling? If you have been doing it less than 90 days and say it's not working, then your expectations are not aligned with reality. You need to build a pipeline of warm leads which is going to take time. You might get lucky and find someone willing to sell right away but using outbound marketing the sales cycle is much longer than inbound.

It took me 90 days to get my first deal, but I also invested 5K into marketing. After your first deal you will gain the confidence needed to keep going. The challenge is being able to push through until you get that deal. Would you keep going even if you don't get a deal in 6 months? This is where I see most people struggle with when trying to wholesale. 

Since you are limited on capital you just need to talk to more people. Get creative and post on social media asking friends and family if they know anyone looking to sell. Maybe you know someone looking to buy an off-market property and you connect them with a wholesaler that already has a deal. You can get a finder's fee to generate some capital you can reinvest in marketing.

There is not a magic list to pull since everyone has access to the same data. It's not going to be an easy journey so just set expectations now.
