One reason I went month to month is that with renters is that I live in an area with a changing market place.   

Price are fluctuating fast and I want to keep all options open (Buy, Sell, release).   

Also, I want to coordinate taking two pieces of property and exchanging for on grandeur property on a 1031 tax exchange.

Quality go with Nest, price go with others.

I am interested as well!   I deal with mostly Maricopa county.    Would be intersted in anything 250k and under that has 20% upside.

Josh - West Phoenix is showing some of the strongest growth right now. I think Buckeye (way west) is having my best ROI.

Ironically, people never think of that area but Bill Gate's firm is investing just west of there in the city of the future.   I think it must be the Cali people moving in hurds to Arizona are finding deals and want to be a bit closer to realities when they drive home.

I live in Arizona and have rentals.   

Many of my new renters are people that are moving to Phoenix from California.   In chatting with the renters they are leaving to come for jobs, better cost of living, less traffic, less taxes, and LESS crime.

Several of the people said their overall quality of life is better in Arizona due to the lower cost(s) of living.

Cali has been overpriced for years and will continue to be that way.  It's not really RE investor friendly either.

That all makes sense to me.   I think the big difference now however is there are more jobs in Phoenix than in the previous crash.   

Also, many are moving from the North and Cali to Arizona than before.   Especially the baby boomers who are finally retiring.   No one know the future but I think Phoenix values will grow.

The bottom line is:   Phoenix is the fastest growing major city in the United States.
