Well, you have your answer right there. Based on the numbers you provided, your cost of capital is higher than your best case cash yield (cap rate). Below is a back of envelope calculation:

Gross Revenue (Best Case) 92K
Expense Margin @ 35%
NOI 59.8K

Purchase Price 1M
CR  6%


I agree with most of the comments, this doesn’t look like a good cash flow investment. Theres always more deals, keep hunting or negotiate a price discount.


 LOVE IT! ANOTHER pen and paper analysis, Coffee shop millionaires :) I NEVER use a calculator, no need, welI........I stopped readying after the 1 mill purchased and gross of about 80, NOTHING else matters. We all (those with experience) its about 40% in expenses, 

Keep crushing it. 


It's actually 925k, but it's okay.

 Yep, I was just hoping to switch it out with a smart lock.  It's a weird door, but not a screen door.  It's a regular door with a window.

I am in the middle of turning over a unit and I really didn't want to replace the door.  Would anyone have some suggestions on a smart lock which would fit this type of door?  I've been unable to find one online, home depot or lowes which would fit.

 I have three homes within two blocks of this home. I know the market pretty well and do most all repairs myself. I can fill with 30 days all units..  Not worried about that.

You are on the right track, getting the attorney on it immediately. Do not relent. Do not accept ANY partial payment. If she contacts you, refer her to the Attorney, do not discuss anything regarding the rent. If she has maintenance issues (other than an actual emergency), tell her to submit them in writing per local LL/Tenant laws, then handle as necessary.

Most importantly, tighten up your screening process. This should never have happened so quickly.


 I do not think she’s even moved in yet.  She parked her car in the parking lot and it’s been there sitting for 10 days according to the cameras.  I’ve written literally hundreds of leases in the past 12 years or so.  This is my first eviction I have ever had to file with the court.  I’ve sent several notices to quit, and they just leave.  This one is just bazar.

Everything checked out, license, I’d check, bank statements, w2s, employment verification, etc. Not sure on what’s going on with this one.
