Like I said, I'm not allowed to rent it for the first 2 years. Yet, the deal was too good to pass by.

I plan to upgrade bath and put new hardwood floors in the second year of ownership to prepare it for a higher rental.

Typo mistake, my old condo is 2 BR 2 full BA

The new one is 1 BR , 1 den /office (partial wall between kitchen and den) and 1 Bath (this is major set back) .

My old one is 1 Br, 2 BH - enough for the 3 of us.  I thought of that too.

But I'm still thinking , maybe move in the new one if family vote for it. I'm out of home anyway most of the day.

Hi, I recently had my offer accepted for buying a condo in the building where I am already living since 2011.

HOA does not let me rent it for the first 2 years. So, I will make it my home office during this time.

This condo needs hardwood flooring. Should I wait to rent it first and then place hardwood floors- in order to deduct it at tax return; but then, I will have to rent it cheaper. Or should I go ahead and do the hardwood floors before renting?

I also need a mentor in the area- Chicago uptown.
